Here's what we were working with - worn hardwood floors that had seen better days. Years of foot traffic had dulled the surface and left the wood looking tired. It's one of the most common things we see, and it's also one of the most fixable.

We started with a full sand-down to strip away all the old finish and get the wood back to a clean, bare surface. That's the foundation of any good refinish job. Skip that step or rush it, and the final product will show it. We don't cut corners on prep.

For the finish, we went with a Loba clear coat water-based finish. It's a professional-grade product that goes on clean, dries hard, and lets the natural character of the wood come through without adding a heavy amber tone.
